Alt Capital has announced the launch of its third alternative investment fund scheme, AltCap Yield Fund III. The fund has been launched in partnership with FundsIndia Private Wealth to raise capital from domestic and overseas investors.

AYF III comes with a base target size of ₹1,000 crore and a green shoe option of ₹200 crore. The launch reflects continued investor interest in income‑generating commercial real estate assets.

Structure And Regulatory Framework of The Fund

AltCap Yield Fund III is registered as a Category II alternative investment fund with the Securities and Exchange Board of India. It is the third scheme under Alt Capital’s AIF platform.

Category II funds typically invest in real assets and private markets without undertaking leverage at the fund level for short‑term trading. The regulatory structure allows flexibility in asset selection while maintaining compliance standards.

Investment Strategy and Asset Focus

The fund will focus on acquiring pre‑leased Grade A and A+ office and warehousing assets across major Indian markets. The strategy aims to generate income through rental yields rather than capital development.

The second scheme raised ₹135.9 crore and has partially deployed capital across 2 assets so far. These deployments reflect the firm’s continued focus on operational commercial properties in established markets.

Investment Pipeline and Return Targets

For AYF III, Alt Capital is evaluating an investment pipeline of around ₹2,520 crore. The identified opportunities span Bengaluru, the National Capital Region, and Pune.

The fund is targeting an internal rate of return in the range of 16–18% over a holding period of 4 to 5 years. The return profile is expected to be supported by moderate use of leverage and rental income stability.

Market Environment and Investor Profile

The launch comes amid steady activity in India’s commercial real estate market, particularly in office and warehousing segments. Industry trends such as expansion of global capability centres, outsourcing demand, and return‑to‑office policies are supporting leasing momentum.
