The Brihanmumbai Municipal Corporation reported its highest-ever property tax collection for FY 2025-26. The civic body collected ₹7,610.90 crore, exceeding its revised target of ₹7,341 crore.

This translates to an achievement of over 103.68% of the set goal. The performance comes at a time when civic expenditure pressures remain elevated and stable revenue streams are critical for urban governance.

Record Collection and Target Achievement

The Assessment and Collection Department maintained steady recovery throughout the financial year despite shifting administrative priorities. Even during the period when focus moved towards municipal general elections, collection efficiency remained largely unaffected.

The final tally of ₹7,610.90 crore not only exceeded the revised target but also established a new benchmark for annual collections. This reflects improved compliance, stronger enforcement mechanisms, and sustained administrative focus on revenue mobilisation.

Monthly Momentum and Peak Collection Day

Collections remained consistent on a month-on-month basis, indicating a stable and predictable inflow of revenue. The steady trend suggests improved taxpayer participation and streamlined collection systems.

A significant spike was recorded on March 31, 2026, when ₹399.74 crore was collected in a single day, marking the highest-ever daily collection. This end-of-year surge played a crucial role in pushing total collections beyond the revised target.

Contribution from Penalties and Additional Revenue

In addition to core property tax collections, penalties contributed ₹301.13 crore to the total revenue. This additional component strengthened the overall fiscal position and provided a buffer against potential shortfalls.

Zone-Wise Distribution of Collections

The western suburbs accounted for the highest contribution, with collections reaching ₹3,721.33 crore, driven by strong performance in K East and K West wards. The city region generated ₹2,102.60 crore, with G South emerging as a leading contributor.

Eastern suburbs added ₹1,457.41 crore, supported primarily by collections in S Ward. This distribution highlights the concentration of property tax revenue in key urban zones and variations in regional economic activity.
