BlackRock Services India has signed a lease for 1.43 lakh sq. ft of office space in Bengaluru, as per Propstack. The office is located at KNG Tower 1, IndiQube Symphony, on MG Road in Ashok Nagar, one of the city’s central business districts.

Office Space Details

The agreement covers the ground to the 5th floor. The chargeable area under the lease is 1,43,127 sq. ft, according to filings with real estate data platform Propstack.

The lease will begin on October 1, 2025, and will run for 10 years. It is a fresh lease executed through BlackRock Services India Pvt. Ltd.

Rent Structure

The monthly rent has been set at ₹2.72 crore, working out to ₹190 per sq. ft. Over the 10-year period, the company will spend close to ₹410 crore in rent payments. The agreement includes an annual 5% escalation in rent.

BlackRock has paid a security deposit of ₹21.75 crore to IndiQube Space Ltd. This deposit is in addition to the rent commitments under the deal.

Market Activity

The transaction is one among several large office space leases signed in Bengaluru’s central business district in recent months. The city continues to see steady demand from global companies for long-term office space.
