In 2025, the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) successfully resolved 76% of all complaints it had received, with a majority stemming from issues related to delayed possession and housing project setbacks. The most affected areas are major real estate zones such as Lucknow and Gautam Buddha Nagar.

High Disposal Rate with Focus on Major Real Estate Hubs

Since its establishment, UP RERA has received 58,545 complaints under the RERA Act. Of these, 76% have been resolved so far in 2025, reflecting the authority’s strong emphasis on transparency and timely redressal. These complaints constitute 39% of all consumer grievances filed across the country. UP RERA also claims a national-leading disposal rate of 85.20%, exceeding the performance of most other states.

Top Districts Account for Majority of Complaints

The bulk of cases is concentrated in real estate-intensive areas such as Lucknow, Ghaziabad, Gautam Buddha Nagar, Varanasi, and Meerut. These urban centres report the highest volume of issues tied to construction delays, uncertain possession timelines, and documentation discrepancies. By actively engaging with complaints in these zones, UP RERA aims to maintain market accountability and protect consumer rights.

Action Against Developers Diverting Buyer Payments

On September 3, 2025, UP RERA flagged several developers for diverting buyer funds to unauthorised accounts, bypassing the mandated system. Under current RERA norms, 70% of funds from the collection account must be redirected daily to an escrow account designated for project use. This mechanism ensures timely construction and delivery. A new reporting feature has been introduced for homebuyers to report such violations promptly.
