
The Maharashtra Real Estate Regulatory Authority (MahaRERA) rolled out several significant actions in 2025 aimed at enhancing homebuyer protection and improving developer accountability.
The decisions addressed common buyer concerns through suspensions, standardisations, and compensation frameworks.
On January 9, 2025, MahaRERA suspended the registration of 1,905 housing projects across Maharashtra. This decision came after developers failed to respond to show-cause notices issued in December 2024 regarding mandatory status disclosures for 10,771 projects.
As a result of ongoing non-compliance, developers’ bank accounts were also frozen. Additionally, 3,499 more lapsed projects may face similar action soon.
On April 8, 2025, MahaRERA mandated the prominent display of the MahaRERA registration number and a QR code linking to the project’s page on the MahaRERA portal in all real estate advertisements.
The font of the registration number must be equal to or larger than the project's contact details. Failing to comply may result in penalties of up to ₹50,000 for developers and agents.

In response to a complaint about misallocated parking, on July 10, 2025, MahaRERA directed a Mumbai developer to allot parking spaces specifically within the same wing where buyers purchased flats.
Buyers from D and E wings were earlier allotted spots in C wing, creating dispute post society formation. MahaRERA found this to be a breach of service and ordered wing-specific parking allocation within 60 days.
Following Bombay High Court's direction, MahaRERA, on August 11, 2025, allowed complainants to choose between physical and online hearings.
All complaints will continue to be filed online, and daily cause lists will include seating details for bench-wise hearing modes. This hybrid system enhances accessibility for all parties involved.
On November 22, 2025, MahaRERA introduced a new SOP requiring developers to compensate aggrieved homebuyers within 60 days.
If compensation is not provided, the buyer must file a non-compliance application. MahaRERA will address these applications within 4 weeks, including claims of delayed possession interest or related dues from developers.
MahaRERA’s initiatives in 2025 focused on resolving long-standing issues faced by homebuyers. With measures including bulk project suspensions, advertising regulations, structured hearings, and defined compensation timelines, the authority aimed to ensure regulatory compliance and orderly conduct in Maharashtra’s housing sector.
