Brookfield REIT Selects Investment Banks for ₹3,500 Crore QIP

Brookfield India Real Estate Trust has initiated steps toward raising up to ₹3,500 crore through a qualified institutional placement (QIP), according to the Moneycontrol reports. The proposed fundraise will largely support the recently announced ₹13,125-crore acquisition of Arliga Ecoworld Business Parks, a large office campus in Bengaluru. 

Banks Appointed and Purpose of the QIP 

As per the news reports, Brookfield has appointed Kotak Investment Bank and JM Financial to manage the institutional share sale.The launch timeline will hinge on shareholder approval for the QIP as well as regulatory permissions related to the acquisition.   

Brookfield REIT shareholders are scheduled to vote on both the acquisition and the proposed QIP at an extraordinary general meeting on November 28. 

Details Of the Ecoworld Acquisition and Asset Profile 

The acquisition of Arliga Ecoworld Business Parks recently received a key approval, with Brookfield REIT stating in a stock exchange disclosure, “The Scheme has been allowed by the National Company Law Tribunal, Bengaluru bench (NCLT) on October 29, 2025, and the order of the NCLT, once received, shall be filed with the Registrar of Companies. Upon effectiveness of the Scheme, the Target SPV shall own the Target Asset.” 

Ecoworld, located on Bengaluru’s Outer Ring Road, spans 48 acres and comprises 15 buildings. The commercial office park has 7.7 million sq ft of total leasable area, of which 6.6 million sq ft is currently leased, translating to 94% occupancy across 64 tenants.  

The asset commands a rental rate of ₹102 per sq ft and carries a weighted average lease expiry of 6 years. Debt at the Ecoworld entity stands at ₹4,730 crore. The acquisition is structured in 2 tranches: ₹12,000 crore upfront, followed by a second tranche of ₹1,125 crore payable within 18 months.

Brookfield’s decision to launch a QIP highlights the scale of its Ecoworld acquisition and its commitment to expanding its commercial real estate portfolio in India.
