A 30-year-old housing society in Mira Road, Maharashtra, has emerged as a sustainability pioneer after cutting its monthly electricity bill from ₹52,000 to ₹18,000 through energy-efficient upgrades. The Nav Yuwan Housing Society not only reduced costs but also earned global acclaim by receiving the prestigious EDGE Advanced green certification.
Home to 280 families, Nav Yuwan Housing Society collaborated with the Aga Khan Agency for Habitat (AKAH) to carry out extensive retrofitting. The society installed 150 motion-sensor lights in corridors and stairwells, 14 high-efficiency floodlights in parking areas, and a 44-kilowatt solar panel system on rooftops. These practical choices led to a 41% reduction in energy use and helped reduce emissions by 232.78 tonnes of CO₂ annually.
Residents have seen direct benefits due to the upgrades. Electricity bills have decreased significantly, with some households reporting monthly savings from ₹1,800 to ₹1,000. Energy-efficient fans, LED-powered appliances, and behavioural training on air conditioner use have enhanced these outcomes, while a planned composting unit will soon address waste management.

Each household contributed approximately ₹17,500 towards the revamp. The society’s success challenges the assumption that climate action requires rebuilding. Instead, low-cost retrofits prove that sustainability is achievable even in older structures and offer a blueprint for scaling similar models across other regions.
The transformation aligns with the Mira Bhayandar Climate Action Plan 2024-2050, which aims to cut emissions by 36% by 2047. With the residential sector accounting for over 60% of the city’s electricity consumption, initiatives like this play a crucial role in environmental planning and sustainable urban development.

Its efficient upgrades, financial viability, and community involvement demonstrate that sustainable transformation is not exclusive to new buildings but can be realised in already existing infrastructures as well.
