Aditya Birla Real Estate Ltd. announced that its wholly-owned subsidiary, Birla Estates Private Ltd., has successfully acquired a 70.92-acre land parcel in Boisar, Maharashtra, for ₹104.3 crore. This acquisition, revealed in a regulatory filing on December 17, 2024, marks a significant investment in the company’s real estate sector.
Aditya Birla Real Estate reported a consolidated net profit of ₹2.82 crore for the second quarter of FY 2025. This was a significant recovery compared to a net loss of ₹32.67 crore during the same period the previous year. However, on a quarter-on-quarter (QoQ) basis, the company’s net profit declined by 83.7% from ₹17.35 crore in the June 2024 quarter.
The company’s consolidated revenue for the second quarter of FY 2025 saw a strong 31% year-on-year (YoY) growth, reaching ₹1,128 crore, compared to ₹864 crore in the same period the previous year. Additionally, Aditya Birla Real Estate’s earnings before interest, tax, depreciation, and amortisation (EBITDA) surged 60%, increasing from ₹55 crore in Q2 FY24 to ₹88 crore in Q2 FY25.
Aditya Birla Real Estate witnessed an expansion in its profit margins, with the margin increasing to 7.8% in Q2 FY25, compared to 6.4% in Q2 FY24. This improvement highlights the company’s better cost management and operational efficiency during the period.
The company’s revenue from its real estate business saw a remarkable increase, rising to ₹253.56 crore in Q2 FY25, compared to just ₹40.6 crore in the same quarter last year. This sharp rise signifies the company’s strengthened position in the real estate market.
Birla Estates Private Limited, a wholly owned subsidiary of Aditya Birla Real Estate Limited develops premium residential housing in key markets. The company is developing land parcels through outright purchases and asset-light Joint Ventures apart from developing its own land parcels.
