The Central Board of Direct Taxes (CBDT) has granted NOIDA income tax exemption under Section 10(46A), effective from Assessment Year 2024–25. This move aims to support NOIDA's developmental goals by reducing its fiscal burden and fostering a more business-friendly urban ecosystem.
As per the CBDT notification issued on July 17, 2025, NOIDA, the New Okhla Industrial Development Authority, will no longer be liable to pay income tax on revenues arising from rents, fees, or grants. However, this benefit is conditional: NOIDA must remain a statutory authority under the Uttar Pradesh Industrial Area Development Act, 1976, focused on public welfare. This exemption is strictly for income tax and does not apply to other levies such as GST, property tax, or municipal charges.
Though the exemption applies only to the authority, private enterprises in NOIDA stand to gain from increased reinvestment. With greater net income, NOIDA is expected to improve civic amenities like roads, public transport, and industrial zones, streamlining operations for commercial players. Better infrastructure and faster approvals could result in lower operational delays and enhanced productivity.

This tax-free status will remain in force indefinitely, as long as NOIDA upholds its original mandate under the 1976 Act. The absence of a specified expiry date provides financial certainty and long-term planning stability for ongoing urban development projects. Non-compliance, however, could result in the withdrawal of this privilege.
The exemption sets a precedent that may make NOIDA more attractive to investors when compared to other urban centres. Strategic use of surplus funds may yield smart city solutions, quicker construction permits, and sustainable growth, enhancing the city’s regional competitiveness in the long run.
By eliminating its income tax obligations, NOIDA is positioned to strengthen its infrastructure, promote ease of doing business, and ensure better service delivery. The indirect advantage for businesses reaffirms NOIDA’s growing potential as a hub for industry and urban development.
